Applications Settings - General


 

 

This article will investigate the settings behind Applications.

 

1. Navigate to Settings > Applications > General

 

2.  On the left-hand side, click Application Defaults

 

3. AppID Prefix - This amount will determine how App ID's come through for your agency. If you were to set up the ID as 1, the first application to be received would be 11 and 12 accordingly. Once you reach 10 applications, it would then show as 110.

 

4. Lease Start Date Required - If the Check Box is ticked, a Lease Start Date will be mandatory on an Approved Application and for the Off List processing.

 

5. Response Due Days - This will populate the {ResponseDueDate} merge field as being the selected number of business days from today.

 

6. Highlight Vacant Properties – If this setting is enabled, properties that are considered vacant (based off the available/ vacate date) will be highlighted in the applications grid. 

 

7. Allow Tenants to Apply before inspection – Allow Tenants using external Reapit Lettingssystems to make an applications on a property before they have inspected. 

 

8. Enable Reapit LettingsApplication Flow - Ticking the new flow, will include the new flow for completing guides. If this setting is disabled for your account, I would recommend contacting your Account Manager about enabling the new application flow.

 

9. Acceptable Income Ratio – This will be used to calculate rent affordability. 

 

10. Use Net Calculation - If selected, the value used to calculate rent affordability ratio will be the applicants Net Value.

 

11. Application Viewing Window - Number of days users can view an application without requiring SMS or Email verification. To change it please contact your Account Manager.

 

12. Ownership Search Engine - This text box is used to set the preferred ownership search engine for property owners.

 

13.  Enable Information Requests - If selected, the user will be able to add agent specific information request questions and send requests.

 

14. Assigned Staff Default - This section will allow you to assign a Default Staff Member for all applications. Selecting the Listing Agent, Property Manager or Assistant field will automatically assign new applications to that user if they are linked to the property. Selecting a Default Staff Member will make all applications go directly to the user that you have selected.

 

15. Rent Email Enquiries - This value determines if application emails received from rent.com.au are imported into AppTracker.

 

16. On the left-hand side, click Application Tasks.

 

17. To add a task, type in the text box and click Add Task.

 

18. To Remove a task, click Remove

 

19. On the left-hand side, click Tenant Database Checks.

 

20. Tenancy Checks â€“ Within this section, you can enable tenancy checks requests for all users. Tick that you have read and agree to the following terms, authorising Reapit Lettings to invoice for the checks, and enabling agent tenancy checks. Click Save

 

21. External Databases - This section will allow you to enable Barclay External Database checks and also will allow you to include the page to your TICA login so that when you are completing applications, you can access the log in page for your TICA account by selecting option within the applicant's application.

 

22. Automated Database Checks – As soon as the application is received, Barclay will run a database check based on the setting you have enabled. 

 

23. On the left-hand side, click Document Requirements.

 

24. This section will allow you to customise how many points each document is worth. You can also assign each document to a category. i.e. a driver's license is a Primary and is worth 40 points.

 

25. On the left-hand side, click Applications Summaries

 

26. Each section will outline the default standard for PDF Summaries for all your applications that you would like to set up for an agency.

Note: The Document Requirements tab/ setting will be hidden for all clients within South Australia.

From 1 July 2024, landlords in South Australia cannot ask tenants for certain identification details during the rental application process. This change is to protect tenant privacy and reduce discrimination.
