In BDM, ROL Enquiries allows a user to customise their Capture Email setup and specify which words or phrases they would like to trigger the email filtering service.
1. To access ROL Enquiries, navigate to Settings > Admin > BDM Enquiriesand then navigate to the Enquiry Forwarding section. This will open the ROL Enquiry Forwarding Page.

2. No Property Match
The 'No Property Match' feature is used when receiving enquiries from online portals such as
Realestate.com.au and Domain. This gives the user the ability to automatically create Sale Properties in IRE BDM if the enquiry address does not match any preexisting property.
3. When the 'Create New Property' value is selected, IRE BDM will create a new Property when the
property address in the enquiry email does not match any of the properties in the database (REA
enquiries only).
When this value is not selected (or the enquiry is not from REA/RCA) and the property address in the enquiry does not match any of the properties in the database, the enquiry will be forwarded on to the email address list below.**
4. Property Not Listed
This tab contains the settings for enquiries for a property that are no longer listed, to advise whether the property should be relisted or not. In this tab, it can be selected whether these enquiries go to that property's Listing Agent, Sales Agent, a specific Team Member, or another email address.
5. Tenant / Buyer Rules
These settings allow you to highlight or block enquiries and applications from tenants/buyers that match certain criteria.
If there are multiple matching rules, the first matching rule will apply. Blocked applications will be automatically set to Unsuccessful status. An AppTracker Status Rule can be set up to set "blocked" applications to a different status.
6. General Spam Filtering
When IRE receives an email that matches the filtering defined below, it will be marked as suspected spam and sent (per the settings below) rather than being processed further.
7. Enquiry Spam Filtering
A spam filter can also be set up to redirect all emails containing certain, customised, phrases, for example "ebay". These emails will then be redirected to the agent listed, or not delivered at all if no forwarding options are selected.
8. Enquiry APIs
IRE is able to pull enquiries from REA Group and Domain Group directly through their respective APIs, allowing for quicker and more accurate enquiry parsing for your enquiries received from REA Group and Domain Group.
Activating an enquiry API will deactivate processing enquiries that come via email for their associated enquiry source.
9. Duplicate Enquiries
IRE considers enquiries by the same person for the same property to be duplicates
Choosing to allow duplicate enquiries means that IRE will not consider these enquiries as duplicates if they happen more than 5 minutes apart and thus will generate the corresponding email/SMS for them.
