ROL Sales Boss Report Definitions
This article will run through the Sales Boss Report Definitions.
Buyers Waiting to be advised Inspection Times:
- Cause - There are no inspection times to view the property – if an enquiry is received on a property with no times, the enquiry is assigned as a “Waiting Buyer”.
- Resolution - Setup an inspection time, or an available time to show that property. When you do this, all Waiting Buyers will be automatically advised of the time.
Not Registered – Inspection Times are still available:
- Cause - These people have been told about the times to view the property; however they have not registered to attend the inspection.
- Resolution - Follow up these buyers to try and get them to book into an inspection time. You can re-advise via IRE, call, email, or SMS to follow up these buyers.
Can’t Register – Inspection times are no longer available:
- Cause - These people have been told about the times to view the property, however the time they were advised of has now passed and there are no more times for them to book into.
- Resolution - Setup new inspection times for these buyers, and then re-advise buyers of the times you created.
Buyers Indicated that Times are Not Suitable:
- Cause - These people have been told about the times to view the property, however they have selected that these times aren’t suitable.
- Resolution - Contact these buyers and arrange an alternative inspection time.
Key Performance Indicators
- Properties with no inspection times available: These properties will cause ‘Waiting Buyers’ as they have no times to view. You need to setup inspections or available times for these properties.
- Properties with no future inspections: These properties have no scheduled future inspections. You need to either setup available times/inspections or take steps to generate more enquiry.
- Properties with Unknown Bing Location: The address locator was not able to automatically assign a location to this property based on the address. You will need to assign a location manually for this property.
- Properties with Unconfirmed Off List Reports: These are properties that are no longer listed and an Off List Report was sent to confirm that the property is no longer listed. You will need to action these emails to reduce the numbers in this row.
- Properties with no Past Inspections: These properties did not have scheduled inspections in the last 7 days. This may be due to no enquiry, no inspections being setup, or the property just being listed. You should investigate any properties that appear here.
- Properties with no Enquiry: These properties received no enquiry in the last 7 days.
- Inspection Reports Incomplete: For each buyer that registers into an inspection time, you will need to record a result in MobileROL/AgentApp during the inspection. This number indicates the number of registered buyers for past inspections that did not have results recorded. You need to record the results for this inspection via the Inspections Screen.
- Truncated SMS Messages: Number of SMS message that needed to be split in to multiple messages.
- Total Number of Properties for Sale: This is the number of properties you currently have listed.
- Number of Buyers interested in Listed Properties: The total number of active enquiries in the database where the property is still listed, and they have not been made inactive or unsubscribed.
- Total of Buyers in Database: The total number of enquiries in your database (includes active and inactive).
- Number of email enquiries received in the last 24 hours: The total number of processed and loaded email enquiries received by IRE. This does not include emails we were unable to process and sent to you for manual processing.
- Total Inspections Scheduled: The total number of inspections that have been scheduled.
- (from Ideal Week/Calendar Times): The total number of inspections that have been scheduled by the inspection time being booked via the Ideal Week (or a calendar time).
- Buyers Registered to Inspect: The total number of buyers registered to come to inspections.
- Average Inspections: On average in the past week how many inspections were arranged for each property.
